How often should you check an empty home?

There is no single correct frequency. Here are the factors that help decide how often to inspect a second home or empty property.

There is no universal answer. A third-floor apartment in Eixample does not need exactly the same attention as a house with a terrace, garden or outdoor systems. The right frequency depends more on risk than on the calendar.

A useful starting point: monthly or twice a month

For many second homes, a monthly check is a reasonable starting point. If the property has more exposed elements, has been closed for a long time or the owner wants problems spotted earlier, two visits per month can make sense.

A useful visit is not simply opening the door, looking around and leaving. Water, leaks, the electrical panel, fridge, locks, windows, shutters, humidity, smells, mould, pests, mail and previous issues are all worth checking.

Frequency is also about peace of mind

Some owners are comfortable with a monthly check. Others live in another country and do not want more than two weeks to pass without an update. Both can be reasonable if the system is clear.

The useful question is not “how often should an empty home be checked?” but “how long am I willing to let a problem exist before someone sees it?”.
